Hill House is a former farm building that has been lovingly converted to a luxury holiday cottage located in Warenton, a quiet and attractive hamlet surrounded by beautiful countryside, and just short drive to the village, castle and stunning beaches of Bamburgh, Seahouses and Beadnell. There are stunning views from the garden out towards Holy Island, Bamburgh and Budle Bay, across rolling fields and farmland.
This outstanding cottage has been finished and furnished to an excellent standard and offers a family or group of friends a luxurious base from which to explore our wonderful county.
With generous living accommodation, including 2 lounge areas; one upstairs with high ceilings and exposed beams and the second, downstairs serving as a great family area. The large, fully equipped kitchen/dining area comes with a smart, range-style cooker and an American style fridge/freezer with ice dispenser. There are 3 attractive bedrooms, including one king-size located downstairs with an en-suite shower room, plus a second king size and a further twin/king size upstairs, as well as a gorgeous family bathroom.
Outside space includes a spacious garden with a patio area and fire pit, outdoor dining furniture, rocking chairs to relax in and those amazing views! To the rear, there is another enclosed, gated patio area with a second table and chairs. There is parking for 2-3 cars on the drive.

Ground Floor: Entrance into small vestibule, leading to the light and airy ground floor, open-plan living space, comprising:
Kitchen/Dining Area: Fully equipped with dishwasher, American style fridge/freezer with an ice dispenser, large electric, range-style, 6-ring ceramic hob and double oven, washing machine, microwave, toaster, kettle and 'Gaggia' coffee machine (for beans and ground coffee).
Dining Table and seating for 8 overlooking the rear patio area, cushioned double window seat with storage underneath and outdoor table wear.
Ground floor lounge: double sofa, armchair, foot stool, large flatscreen TV with sideboard and set of ocasional tables .
Rear Outside Patio Area: double doors from the kitchen lead out onto an enclosed patio area with outdoor seating for 8, low stone wall and gated entrance.
King Size Bedroom: with double wardrobe and drawers, bedside tables and lamps, wicker chair, door inside bedroom leads to en-suite shower room with 'rainforest' shower and separate handset, heated towel rail, wash hand basin with illuminated mirror over and WC.
N.B. The downstairs shower room can also be accessed by a door from the lounge for convenience.
Open plan living space: with two spacious double sofas and a separate armchair, ocassional tables, coffee table, log burning stove, (N.B. an initial supply of logs is provided from October to end March), fire guard, bookcase with books and games, a large flat screen TV, with freeview and DVD player.
King Size Bedroom: with bedside tables and lamps, refreshments table with kettle and tea/coffee making facilities, otterman, dressing table with drawers, hairdryer and mirror, double wardrobe with drawers and chair.
Single/twin/kingsize bedroom: this bedrooom can also be made into a twin or king size bed. (Please let us know your requirements at the time of your booking so that this room can be made ready for your stay). Single wardrobe with drawers beneath, hairdryer and wicker chair.
Bathroom: With 'P'-shaped bath with rainforest shower and seperate handset, heated towel rail, WC, wash hand basin and storage shelving.
Outside: Front garden and patio area: Enclosed, landscaped garden with shrubbery and ground level fire pit with cover. Patio area with outdoor dining table and seating for 6, wooden garden seat and 2 wooden rocking chairs with table. Beautiful views across open countryside with farm animals and a wide range of bird life towards Holy Island, Bamburgh and Budle Bay.
Parking: There is space for 2-3 cars on the drive. .
Bed linen, towels, heating and hot water are included.

Hill House, is located in the quiet hamlet of Warenton, 15-17 minutes' drive from Bamburgh Village on the beautiful Northumberland coastline. Alnwick market town and famous castle is a 25 minutes drive and the lovely border town of Berwick upon Tweed is only 30 minutes by car.

Excellent - the quality and range of facilities was beyond expectations and the site was first class with views over Lindisfarne. Someone had worked hard to provide a relaxing super clean environment. North Northumberland is unique and Warenton has a great setting: add a high quality cottage and you can have the best of holidays, not just the coast but the inland towns and villages and hills extending into Scotland. But take care using, and crossing, the busy A1 Trunk Road

A really great cottage, well appointed and plenty of space for 6 people (and a dog). The kitchen was excellent for family meals, whilst our two teenage boys also appreciated the separate lounge upstairs. The cottage was very warm and cosy, even when the winter winds were blowing. Excellent base close to A1, meaning getting to different areas was quick and easy.

Very good, clean, bright and open. Good location. Great value and only a good 10 mins drive from Bamburgh. Nowhere within walking distance for food/drink. Car essential. Would happily return. We are past customers and always happy.
